Construction on a mixed-use building that will contain 15 market-rate apartments and three retail units at 298 Main St. in Yarmouth will begin in late July or early August.

The property is next to the 1 Railroad Square, where the Yarmouth Farmers Market is held.

Another developer, Rob Barrett of the firm Barrett Made, was originally representing 298 Main St. before the Planning Board, but sold the property to Beylin Development in March.

The Yarmouth Planning Board granted major site, building and lot plan re-approval for the project back in December 2023, when the property was still owned by the previous developer.

The project has been in the works for a long time. Barrett submitted a preliminary site plan and subdivision application to construct a mixed use building at the site in 2020. The re-approval issued in December restated and amended the previous approvals that were issued in 2021 and 2022, according to town documents.

The 298 Main St. project considered “everything from landscaping to lighting to preserving the historical character of the (neighborhood),” said Peter Anania, a partner at Beylin Development and a resident of Yarmouth. “It was a very long process that went through a lot of different committees with a lot of different stakeholders (to ensure it is) really going to fit into the vibe of Main Street,” he said. The old building at that location was demolished in December.

Beylin Development agreed to purchase the property back in October, and after that point worked with Barrett Made to “get it over the finish line with approvals.”

Anania said they expect construction to be completed in one year.

Beylin Development is a limited liability company based in New Hampshire that has several real estate projects throughout New England, including a recently completed five-bedroom luxury beach house in Old Orchard Beach and yet-to-be completed project of 31 apartments in Windham.

Simon Beylin, president of Beylin Development is a former endodontist turned developer and real estate professional, who first started another company, Beylin Builders, back in 2016.

In addition to overseeing the construction of this new mixed-use building in Yarmouth, Beylin Development has also raised money for the Village Nursery School, a co-operative nursery school in Yarmouth. Over $2,600 was raised through ticket sales to a real estate developers meetup and tour of Beylin projects.
