In the summer, the ambient noise around Eastern Promenade Park is like an audio postcard from a perfect day in Maine. Neighborhood baseball, tennis, and playground cries with sea air breezing through lush trees that line the top of the slope down to Casco Bay. The summer after next, residents at 246 Eastern Promenade will enjoy these calming, timeless sounds from their brand-new homes. This will be a landmark development, the first new construction with a Promenade address in over 50 years. That remarkable view will be seen from large, private decks, while magical, eastern morning light will illuminate modern interiors with high ceilings. Each unit will have dedicated, climate-controlled parking and storage. There will be EV chargers in the garage and a dog wash facility near the lobby.

“It’s exciting to work on a project from the ground up,” said Greg Shinberg, founder of Shinberg Consulting and the owner’s representative. “You get a blank piece of paper and get to paint a beautiful picture.” Shinberg Consulting is an established real estate developer operating in the Portland area for over thirty-five years. They’ve worked on dozens of projects, both new construction and renovation that are already local landmarks. For each one, meeting deadlines and structural longevity are at the forefront, achieved by using the highest quality materials and the best local builders and designers.

On the Eastern Prom, the City allowed for 25 units, but the team settled on 13 units in the final plan, along with design choices to ensure the building fit the character of the neighborhood. The first hire was Aceto Landscape Architecture, ensuring the building design was fully integrated to the site. They worked an eye toward the water in the east and another toward the historic district right across Turner Street. The final project will include a park that will be accessible from that direction.

“From Aceto to RDS Architects, and the surveyor, the civil engineer, myself, we’re all Portland-based companies,” Shinberg said. “To work with local people, work with people that know the area, know Munjoy Hill, know the rareness of this project—making this a legacy project is our goal.”
